This Committee makes decisions on about 3% of the planning applications received by the council. All other applications are decided by the Director of Sustainable Communities, under delegated powers.

The main role of the Planning Committee is to make decisions on applications that will have a significant effect on the district, such as large housing schemes or retail development. 

However, they also decide applications that:

  • the council itself has made, for example, to redevelop a building that it owns
  • a councillor or a council employee has made, or when the applicant is related to a councillor or council employee;
  • the Director of Sustainable Communities feels it is appropriate for the Committee to decide
  • a councillor asks the Committee to decide for planning reasons
