Types of self build and custom build homes
Single plots
Contractor built
You manage the design process, including getting planning permission and building regulations approval. You then hire a contractor to complete all of the construction work, or you manage the build and hire sub-contractors to complete specific tasks. You might do some of the simple tasks yourself, such as decorating.
Self built
You manage the design process, including getting planning permission and building regulations approval. You then complete all of the construction work yourself.
Kit or package home
You find a plot of land, then work with a kit home company to finalise your plans. The company then supplies and builds the house, but you might complete some of the fitting out work.
Developer built
You find a developer who has a site and design that you like. The developer then builds the house for you.
Multiple plot
Supported community self build
A group of people share their skills to build a collection of houses. Housing associations and other organisations often encourage these schemes, and provide training to help you learn about building.
Independent community collaboration
You form a group with other people so that you can buy a larger site, which you split into individual plots. You then design and build your own home, sometimes working with your group to order materials in bulk.
Developer or contractor led group project
A developer finds a site and looks for people to build houses for. They then build the houses to specification under contract. You will often get a watertight building that you finish yourself. Sometimes a developer will sell serviced plots off plan instead.
